An experienced land developer, Shathony & Co. acquire and develop land for sale, largely in the residential sector. Since 1992, Shathony & Co. has been in charge of purchasing, planning, obtaining regulatory approvals and infrastructure development, offering turn-key, functional and homogeneous lots to builders and self-builders alike. To date, we have sold over 1,000 lots.
Shathony & Co. has partnered with Immobilier CASTCO, with whom it manages the construction of rental buildings located on the South Shore of Montreal. Together, they own over a 100 units.
In addition to its core activities, Shathony & Co. owns and manages residential and commercial buildings.
Upon embarking on his first project, Clément Côté—an actuary by training—obtained his licences from the Régie du bâtiment in 1992. In the difficult real estate context of the 90s, his ingenuity and versatility helped him reach an acceptable break-even point. Patient, hard-working and positive, he is adept at identifying and assessing the potential of new market opportunities.
In 2001, as the market regained vitality, Mr. Côté tackled an important new area: the construction of luxury residences. Once again, the entrepreneur was able to achieve success—through skillful pivoting, he adapted his offering to appeal to a new market segment. From that point onward, Mr. Côté decided to abandon construction activities and to focus exclusively on the acquisition and development of residential land.
Throughout its existence, the sound management of the firm’s operations has enabled Shathony & Co. to optimize its positioning in the residential real estate market.

Sasha Côté, a young entrepreneur with an impressive decade-long track record in the construction industry, joined Shathony & Co. in 2019 as a real estate and land developer. Previously, he held various project management, real estate development and construction positions, notably for Imvescor Restaurant Group Inc. and Lowe’s Canada, two renowned international firms.
Our expertise in the field is well-recognized. Over the years, we have established trusting relationships with diverse industry professionals, market intermediaries (buyers and sellers), municipalities and government departments.
The land we develop is optimized across various criteria. We plan streets, parks and walking paths and harmonize them with the proposed site density and surrounding services. Ultimately, we produce high-quality residential environments.
We hold a large inventory of land projects, currently under development in ten cities.
